Every property, analyzed in full.
Origination, structuring and closing of rural property purchases, sales and leases, with full due diligence and an anonymized off-market portfolio. For those who hold land as a long-term asset.
Rural Assets
Positioning
Every property, analyzed in full.
Rural Assets is the core of Tellus Brasil: we originate, structure and close transactions involving high-value rural properties. We work as a wealth advisory boutique. Each property is assessed against the investment thesis it needs to serve, and each sale or lease is run as a complete project, from mandate to closing.
Every property that comes to Tellus goes through full due diligence, covering what is in plain sight and what the market tends to overlook: chain of title and land tenure, environmental compliance, productive capacity, subsoil, the financial and accounting position of the parties involved, and reputation. The portfolio is off-market and anonymized. Farm names, owners and exact locations are not disclosed, and complete information is released only to qualified parties under confidentiality.
We represent buyers or sellers, always under a clear mandate and on one side of the transaction only. On one side are Brazilian and international investors who choose Brazilian farmland as an investment; on the other, farming families and producer groups that need full discretion to sell, lease or reorganize their holdings. In both cases, the analysis draws on the partners' hands-on experience in the field.
Scope of work
Off-market origination
Access to properties that never reach the open market, through direct relationships with owners and our own territorial mapping. Selection starts from the client's thesis.
Full due diligence
Review of the property on legal, documentary, land title, environmental, productive, subsoil, financial, accounting and reputational grounds. The findings support the decision before it becomes irreversible.
Rural property sales
Representation of the owner from preparation to closing: organizing the documents, presenting the property privately to qualified buyers and leading the negotiation under confidentiality.
Buy-side representation
Acquisition mandates for investors, funds and producer groups: translating the thesis into objective criteria, targeted search, due diligence and negotiation, backed by partners who have bought and managed their own farms.
Farmland leasing
Structuring leases of productive land: assessment of the property's capacity, vetting of the tenant and contracts that protect the asset for the full term.
Structuring and closing
We choose the transaction format that best fits the deal: purchase and sale, swap, payment in kind, capital contribution or sale and leaseback. Payment is protected by mechanisms such as escrow, holdback and fiduciary lien.
How we operate
How we run each transaction, step by step.
Thesis and mandate
Every transaction starts with the thesis: what the client is looking for, on what timeline, with how much capital and for what purpose. The mandate is formalized with a defined side, a clear scope and confidentiality from the first conversation.
Origination and curation
We map and select properties that fit the thesis, inside and outside the Tellus portfolio, through direct relationships with owners and our own territorial intelligence. We present a short list of assets, always anonymized.
Full due diligence
Before any significant step, the property is reviewed on title, land tenure, environmental, productive, subsoil, financial and reputational grounds. The results guide price, structure and deal terms.
Structuring and negotiation
We define the safest format for the client's thesis and lead the negotiation through to agreement: instruments, guarantees, conditions precedent and timeline, with legal rigor and audit discipline.
Closing and follow-through
We oversee signing, registration, payment and transfer of possession. After closing, we stay with the client on any obligations still outstanding until the transaction is fully completed.
Clients we serve with this product.
- Brazilian and international investors who choose Brazilian farmland as an investment and need a qualified point of contact
- Farming families and rural holding companies planning to sell, lease, expand or reorganize their holdings discreetly
- Funds, asset managers and family offices with agribusiness real asset mandates that need qualified origination and rigorous due diligence
- Agribusiness groups consolidating land or selectively selling areas, who cannot expose their strategy to the market
- Owners of high-value rural properties who prefer to negotiate off the open market, with qualified parties and under confidentiality
Off-market portfolio
We do not disclose farms, owners or exact locations. Complete information circulates only among qualified parties under a confidentiality agreement. Improper exposure erodes an asset's value before negotiations even begin.
Producer experience
The partners have bought, sold and managed their own farms, grown grain and run large-scale forestry operations. Our analysis comes from that experience.
Law and finance together
We combine agrarian law, both academic and practical, with the discipline of international audit. Each transaction is assessed at once as a legal matter, a financial structure and a productive asset.
Due diligence built into the deal
We run due diligence in-house from day one. It guides origination, pricing, structure and closing, and the risks identified are factored into the price negotiation.
Common questions before the first conversation.
Why is the Tellus portfolio anonymized?
Because transactions of this size require discretion. Publicly exposing a farm weakens the owner's position, hurts the negotiation and draws onlookers instead of buyers. We present each property by its technical features and thesis, and disclose its identity and location only to qualified parties under a confidentiality agreement.
How is Tellus different from a rural real estate broker?
A broker lists properties and brings parties together. Tellus runs the entire transaction: we start from the client's thesis, look for properties off the open market, carry out full due diligence on each one, structure the deal in the safest format and follow through on closing and post-closing obligations. Brokerage is one part of that work.
What does full due diligence cover?
The review covers chain of title and property registrations (matrículas), land tenure and georeferencing, environmental compliance, productive capacity and land-use history, subsoil rights, the financial, accounting and litigation position of the parties, and reputation. The result is a diagnosis that supports price, structure and decision.
Does Tellus work with foreign investors?
Yes. We work in Portuguese, English and Spanish, from Cuiabá and São Paulo, and we know the rules governing the acquisition and lease of rural land by foreigners in Brazil. Every international transaction follows that legal framework, with the corporate structure and guarantees suited to the investor's profile.
